In the winter, hot water for VAV Reheating system to provide 70ºF at 10ºF outside temperature.
Heat:
Heat is provided by three gas fired hot water boilers and pumps located in the penthouse, to serve hot water coils in variable volume boxes.
Air Conditioning:
Two ninety (90) ton water-cooled variable volume units per floor with free cooling coils. Each floor has its own AC controls and can operate independently

Monday through Friday: 8:00 AM to 6:00 PM
Supplemental Cooling:
720 Tons of Supplemental Condenser Water is available for Tenant’s supplemental cooling needs

ELECTRICITY:
General:
Electric service to the building is 14,000 max. amps at 277/480 volt. The service is served by three (3) 26 KV circuit cables feeding six (6) 277/480 volt transformers. The south waterfront switching station consists of two (2) 230 KV to 26 KV station transformers, supplying a 26 KV “ring” bus at the station. Each transformer can carry the full load of the 26 KV circuits exiting the station. Bus duct and switchgear rooms are located at ground level.
Emergency Power:
350 KW generator is for life safety not tenant use; building has 4 - 800 KW generators on P2 level for tenant use

New Jersey Economic Recovery Act of 2020

The NJ Economic Recovery Act was signed by Governor Murphy on January 7, 2021. The bill provides $14.4 Billion over a multi-year period. The New Jersey Economic Development Authority (EDA) will administer the relevant programs. The programs provide for administration of programs and policies related to jobs, property development, food deserts, community partnerships, small and early-stage businesses, State procurement, wind energy, and film production.
